Plans for Wetherspoon in Kilburn High Road scrapped

JD Wetherspoon acquired the site of 34 Kilburn High Road in 2022 intending to make it into a Wetherspoon pub.

The site had been redeveloped in 1890, but is believed to have existed for much longer.

It was once known as the Red Lion pub before it became The Westbury. More recently it became Soul Store West, an all-day diner, cocktail bar and hotel – but the site has remained vacant for many years.

An application was put forward by JD Wetherspoon in November 2022, with revised development plans submitted to Camden Council up until June 2023.

However a spokesperson has confirmed that plans to open have been scrapped and said: “For commercial reasons, Wetherspoon has decided not to develop this pub. We have instructed our agents CBRE and Savills to market the property.”

Savills has described the property as a “large prominent public house in busy north London”.

Three floors of the building are on the market, with ground floor making up an open plan trading space, a trade kitchen and a toilet.

The basement has a beer cellar, stores, offices and a boiler room.

On the first floor three bedrooms, a kitchen, two bathrooms and two separate W.C’s are being offered.

Its second floor has five bedrooms, four bathrooms and three separate W.C’s.

The third floor has four bedrooms, a kitchen, bathroom, separate W.C and a boiler room.

According to the Savills listing, the property has a alcohol licence until 11.30pm from Monday to Thursday, until midnight on Friday and Saturday and until 10.30pm on Sunday.
