It's one of those places that estate agents would say 'has potential'.
But would-be buyers of this house in Lyndhurst Road, Belsize Park, will need an appetite for a project and a strong stomach.
The two-bedroom end-of-terrace house will require major refurbishment once it is in the hands of new owners.
Seller Hammer Price Homes has showcased the property, with honest images showing a large living room in which the walls are blackened with mould.
This is only the start. Cabinets underneath the worktops in the kitchen appear to be missing, and the walls and floor are stained and tiles peeling.
In one bedroom, part of the ceiling has fallen through.
The bathroom is equally uninviting, with a heavily stained sink, tiles and bath and the panel on the side of the bathtub appearing to be coming away.
The auction is open for cash buyers only due to the condition, and the listing states it would not be possible to obtain the property through a traditional mortgage.
While the listing is up front with the condition of the property, Hammer Price Homes warns that buyers will not be able to withdraw from the sale for reasons concerning the condition or the structural nature.
But if location, location, location is what matters, the unappealing interiors may be overridden by a major redeeming feature.
A description for the property reads: “The property is located on the highly desirable Lyndhurst Road.
“This picturesque tree-lined road really is in prime location and is within walking distance to Belsize Park, Hampstead and Finchley Road, offering easy access to a wide range of bars, shops, and restaurants.”
Potential buyers will be able to view the property at an open day next Wednesday (March 15) and Saturday (March 25).
The starting price for the auction is at £785,000 as bidding opens on March 27 at 1am.
The auction will then end on March 29 at 1pm. For more information on the property visit: https://www.hammerpricehomes.co.uk/properties/the-cottage-10-lyndhurst-road-london-nw3-5px
